Question 1

Who is Tharaa Capital?

Accepted Answer

A Saudi real estate developer from Jeddah, rooted in North Obhur, working across residential, commercial and hospitality — taking each project from land study to operation and maintenance.

Question 2

Where are your projects?

Accepted Answer

Our projects are concentrated in North Jeddah, mainly North Obhur, plus Ajwan Villas 2 in Al-Shiraa and Warfa Center at Jeddah’s eastern entrance near the University of Jeddah.

Question 3

What sets you apart from other developers?

Accepted Answer

We are a resident developer, not a visitor: our HQ and the centres we operate are in the same neighbourhood where we sell. And we offer the full cycle under one roof — development, construction, marketing, operation and maintenance — one point of accountability instead of five.

Question 4

Do you offer real estate advisory?

Accepted Answer

Yes — opportunity assessment, preliminary feasibility studies, and highest-and-best-use analysis for land in North Jeddah.

Question 5

What warranties do I get when I buy?

Accepted Answer

Written warranties of up to 25 years, naming each supplier rather than using general terms: structure 10 years, insulation 5, heat-supply piping 25, air-conditioning 5 and exterior doors 10. Details vary by project.

Question 6

Can I see the construction stages?

Accepted Answer

Yes. Every stage — soil, structure, insulation, HVAC, electrical and finishing — is photographed, dated and kept in the unit file.

Question 7

What do I receive on handover day?

Accepted Answer

A handover walk-through and the complete unit file — plans, specifications and every warranty — followed by maintenance and after-sales follow-up.

Question 8

Can I view a unit before visiting?

Accepted Answer

We provide virtual tours alongside clear plans, correct areas and published prices — and you can book an on-site visit with our sales team.

Question 9

Do you lease commercial units?

Accepted Answer

Yes. We sell and lease our units and our partners’, and we operate centres such as Tharaa Plaza, Obhur Landmark and CarFix ourselves.

Question 10

How do I ask about an available commercial unit?

Accepted Answer

Call our unified number 9200 14 891 or use the contact form, tell us your activity and the space you need, and the team will come back with available options.

Question 11

Do you manage the commercial centres yourselves?

Accepted Answer

Yes. Whoever operates what they built knows exactly what wears out first — which is why we run our commercial assets ourselves.
