These Terms of Use apply to the Tharaa Capital website and to everything on it — pages, forms, live chat, downloads and 3D tours. By using the website you agree to them. If you do not agree, please do not use the website.

1. About us

The website is operated by Tharaa Capital, a real estate developer based in North Obhur, Jeddah, Kingdom of Saudi Arabia (“Tharaa Capital”, “we”, “us”).

2. Information on the website

We present our projects as accurately as we can, but the website is for general information only:

Images, renders, 3D tours, floor plans, areas and specifications are illustrative and may change during design and construction.
Prices, payment plans, offers and availability are indicative, may change without notice and are confirmed only by our sales team.
Nothing on the website is an offer or a binding commitment. A purchase or lease is governed only by the signed contract and its annexes, under the regulations that apply in the Kingdom.

3. Enquiries, visits and reservations

Submitting a form, booking a visit or chatting with us does not reserve a unit. A reservation is confirmed only in writing by Tharaa Capital, together with any payment receipt and the documents required by law. Please give us accurate details so we can reach you.

4. Using the website

You agree not to:

use the website for any unlawful purpose or in breach of the regulations of the Kingdom of Saudi Arabia;
send false information, or submit forms on behalf of another person without their permission;
try to gain unauthorised access to the website, its systems or its data, or disrupt how it works;
copy or collect content from the website in bulk by automated means without our written permission.

5. Intellectual property

The Tharaa Capital name and logo, and all text, photos, videos, designs, plans and other material on the website, belong to Tharaa Capital or its licensors. You may view and share pages for personal, non-commercial use. Any other use needs our written permission.

6. Third-party services and links

The website uses or links to services run by others, such as Google Maps, WhatsApp, social networks and 3D tour providers. Their own terms and privacy policies apply, and we are not responsible for their content or availability.

7. Liability

We work to keep the website accurate, available and secure, but it is provided “as is”. To the extent the law allows, Tharaa Capital is not liable for any loss arising from use of the website, from reliance on its content, or from it being unavailable. Nothing in these terms limits any right you have under the regulations of the Kingdom that cannot be excluded.

8. Privacy

How we handle your personal data is explained in our Privacy Policy.

9. Governing law

These terms are governed by the laws of the Kingdom of Saudi Arabia. Any dispute is subject to the jurisdiction of the competent courts in Jeddah.

10. Changes

We may update these terms from time to time. The date at the top of this page shows when they last changed, and the version published here is the one that applies.
